The energy certificate, from request to listing

Before you list

  • The property must have a valid energy certificate to be sold or rented out.
  • The energy class must appear in the listing, on any portal.
  • The certificate for an existing home is valid for 10 years.

What the assessor usually asks for

  • Caderneta predial urbana (property tax record) and the land registry certificate.
  • Floor plans of the property, if you have them.
  • Access to the property for the technical visit.

After the visit

  • Check the qualified assessor (PQ) number on the ADENE website.
  • Keep the certificate with the lease documents.

Is an energy certificate required to rent out a property?

Yes. A property put on the market for rent or sale needs a valid energy certificate issued under the Energy Certification System for Buildings (SCE, Decree-Law 101-D/2020), and its energy class must appear in the listings.

Who can issue the certificate?

Only a qualified assessor (perito qualificado, PQ) registered with the SCE, run by ADENE. Each partner shows their assessor number, which you can check on the ADENE website.

How much does an energy certificate cost?

The price combines the assessor's fee and ADENE's registration fee, which depends on the property type. Ask each assessor for a quote before you decide.

How long is it valid?

The certificate of an existing home is valid for 10 years. Check the expiry date on the certificate itself.
