Why Aluseg and not a spreadsheet
A spreadsheet won't warn you that you have three days left to register the lease with the Tax Authority. It doesn't know the 2026 rent update coefficient is 2.24%. And it won't tell you that, under the new regime, two months of unpaid rent are enough to start an eviction.

FAQ
Common questions about Aluseg
Do I need a credit card to get started?
No. The Free plan is free forever and does not ask for payment details. The 60-day Essential and Expert trials do not ask for a card either. The Pro plans, for agencies and managers, start with 3 free months.
Do the prices include VAT?
Yes, on the landlord plans. The Free, Essential and Expert prices already include VAT. The Pro plans, for managers and agencies, are shown + VAT.
Do you issue invoices?
Yes, with your NIF (tax number), on all paid plans.
What does “free months” mean on the annual plan?
On Essential you pay €60 a year instead of 12 × €7 = €84, which is more than 3 months free. On Expert you pay €199 instead of 12 × €25 = €300, which is more than 4 months free. The plan is exactly the same; amounts include VAT.
Can I switch from monthly to annual later?
Yes. You can change your billing period or your plan at any time from your account’s billing settings.
Can I cancel whenever I want?
Yes. There is no minimum commitment. Cancel from your account and keep access until the end of the period already paid.
Will I be charged if I have more properties than my plan allows?
No. We warn you first and never charge automatically for going over a limit.
How do the Pro plans for managers and agencies work?
Pro includes everything in Expert, plus your own brand on the tenant portal and leases. The price depends on the number of leases: €29/month up to 25, €59/month up to 100 and €99/month up to 500, all + VAT. The first 3 months are free and there is no activation fee. Prices may change and customers are informed. Above 500 leases, contact us. See the agency pricing.
Are receipts really issued with the Tax Authority?
Yes. Aluseg takes care of issuing your rent receipts with the Tax Authority (AT) for you, using your Portal das Finanças credentials, which are stored encrypted. We recommend creating a sub-user with permission for rent receipts only.
Can I use Aluseg in Claude or ChatGPT?
Yes, on every plan, including Free. Without an account, the assistant uses the public simulators (yield, long-term vs short-term, documents). With your account connected, it sees a summary of your properties and prepares the dossier, but never signs, changes leases or pays without you. Connect it in Settings → Claude & ChatGPT.
Where is my data stored?
On servers in the European Union (Frankfurt), encrypted and compliant with the GDPR.
What happens to my data if I cancel?
You can download your documents and export your personal data in a structured format (JSON) at any time from your account settings. After you request closure, you have 30 days to reverse it; after that, the account is irreversibly anonymised. Records that Portuguese tax law requires us to keep (rents, receipts and leases reported to the AT) are retained without identifying data.
Are the generated contracts legally valid?
The templates follow Portugal’s New Urban Lease Regime (NRAU) and include all mandatory clauses. They do not replace legal advice in complex situations.
