The Anexo F preparation screen shows rent received, expenses, potentially deductible amount and preparation result, with co-owner shares and CSV export.
Aluseg does not file your return
Aluseg does not file your tax return with the tax authority: it prepares the data; you or your accountant submit it.
How it works
From recording to Anexo F in four steps
Anexo F declares rental income (Category F) and the deductible expenses set out in article 41 of the IRS Code.

Record your expenses
In Expenses › New expense, pick the property, date, category and amount, and attach the supporting document. Or use Read invoice, Import CSV or Recurring expenses.

Set the tax treatment
Mark each expense as Potentially deductible, Not deductible or Review, and enter the potentially deductible percentage.

Set owners and shares
Add co-owners with name and NIF. Without any setup the holder counts at 100%; with co-owners, the shares for each property must add up to 100%.

Review the summary and export
Pick the tax year, review rent, expenses and the deductible amount per owner and property, and export CSV for your accountant. You can lock the tax year to freeze the data; reopen it to correct anything.

Anexo F with Aluseg
Does Aluseg file my Anexo F with the tax authority?
No. Aluseg organises rent and expenses and prepares an annual summary per owner and property, exportable as CSV. The IRS return is submitted by you or your accountant on the Portal das Finanças.
Which expenses can I record?
Maintenance and repairs, condominium fees, property taxes, insurance, utilities, management, legal or professional services, financing and others. Each expense is tagged as potentially deductible, not deductible or to review; final deductibility should be confirmed with an accountant.
How does it work for a co-owned property?
You add each co-owner with name, NIF and ownership share. The shares for each property must add up to 100%, and the summary splits rent and expenses per owner according to those shares.
Can I import expenses from a spreadsheet?
Yes. CSV import accepts up to 500 rows and 1 MB, with property, date, category, supplier and amount columns. Each row is previewed and possible duplicates are flagged before import.
How much does it cost?
The Free plan covers 1 property. Essential costs 7 euros per month or 60 euros per year, VAT included, for up to 5 properties; Expert costs 25 euros per month or 199 euros per year, VAT included, for up to 20 properties. Automatic invoice reading is included in paid plans.
