For agencies and property managers
An owner portal to end the "has the rent come in?" calls.
Each owner gets a link, with no account to create, and sees their properties, the statements for every month and their documents. We estimate the agency saves about 15 minutes per owner per month on calls and emails.
- No account for the owner
- Statements for every month
- 3 months free

Before and after
Without Aluseg, the owner asks. With Aluseg, the owner checks.
Most calls from an owner are questions the agency's data already answers. The portal puts that answer within the owner's reach.
| Without Aluseg | With Aluseg | |
|---|---|---|
| "Has the rent come in?" | A call or email, then the agency checks the bank statement | The owner sees each rent's status in the portal and confirms receipt |
| Monthly statements | A PDF put together and emailed, owner by owner | Statements for every month stay in the portal, always available |
| Documents | The owner asks for the lease or a proof, the agency digs through email | Property documents in the portal, no need to ask anyone |
| Repairs | A call, a quote forwarded, and an answer nobody logs | The owner approves repairs above the agency's limit in the portal; the expense is then deducted |
| Late rent and due dates | The agency warns when it remembers, or when the owner asks | A daily email with due dates, late rents at 3, 7 and 15 days and payments to confirm |
| Access control | Files resent with no idea who has them | The agency sends, resends or revokes the link and can view the portal as the owner sees it |
Times are estimates, based on the same editable assumptions as the agency simulator.
How it works
From property to informed owner, in three steps.
- Step 1
Link each property to its owner
In the agency account, each property is tied to its owner. Already have the portfolio in Excel, CSV or Rentila? [Import it with a preview](/en/migrate-rentila-excel-to-aluseg/).
- Step 2
Send the link to the owner
No account, no password. The link opens that owner's properties, statements and documents, and only theirs.
- Step 3
Let them check, confirm and approve
The owner confirms a rent was received, approves repairs above the limit and follows the statements. The agency keeps managing everything from its own account.
What the owner sees and does
Little, and just enough to stop the calls.
The portal does not replace contact with the owner. It removes the routine questions.
One link per owner
Access without creating an account. The agency sends, resends or revokes the link at any time.
Their properties
Each owner sees the properties that belong to them and the status of the rents, never another owner's.
Statements for every month
Expected, received, expenses, fees and the amount to transfer, month by month. See the owner statements.
Documents
Property documents sit in the portal, within the owner's reach.
Confirm a rent was received
When the owner is the one receiving the money, they confirm it in the portal and the agency keeps the record.
Approve repairs
Above the limit the agency sets, a repair waits for the owner's approval. The expense is then deducted on the statement.
Daily email summary
Due dates, late rents at 3, 7 and 15 days and payments to confirm, in the owner's inbox.
View as owner
The agency opens the portal exactly as the owner sees it, to clear up a question over the phone.
Team with roles
Administrator, manager or view-only, with a responsible manager per property and a history of changes.
Frequently asked questions
Owner portal for agencies
Does the owner need to create an account?
No. Each owner receives a link and goes straight to their properties, the statements for every month and their documents. The agency can resend or revoke the link whenever it wants.
What can the owner do in the portal?
View properties, statements and documents, confirm that a rent was received and approve repairs above the limit the agency sets. The approved expense is then deducted on the statement.
How much time will we save?
It is an estimate and depends on your portfolio. Assuming 2 contacts per owner per month, 7 to 8 minutes each, that is about 15 minutes per owner per month. You can adjust the assumptions in the simulator.
What does the owner get by email?
A daily summary with due dates, late rents (at 3, 7 and 15 days) and payments to confirm.
Can the agency see what the owner sees?
Yes. The agency can view the portal as the owner, to walk them through a question without asking for screenshots.
How much does it cost?
The first 3 months are free. After that, the Pro plan costs €29/month + VAT up to 25 contracts, €59 up to 100 and €99 up to 500, with no activation fee. We migrate your portfolio with you. See the tiers.
Times shown are estimates, not a promise; they vary with the portfolio and with how each agency works.
