Aluseg is a Portuguese proptech startup with the mission of making property rental simpler, safer and fairer for all owners in Portugal.
Our mission
The problem we set out to solve
Portugal has more than 600,000 residential properties for rent. Most are managed by private owners, not by professionals, resorting to a combination of outdated Word templates, their own judgement on pricing and a handshake at the time of signing. The reality is harder than it seems:
~25% of Portuguese owners have experienced at least one late rent payment in the last 3 years.
Eviction through the PED process (special eviction procedure) takes in practice between 6 and 12 months — during which an owner with a rent of €900/month loses between €5,400 and €10,800.
There was no dominant digital platform for independent Portuguese owners to create valid contracts, assess properties accurately or assess tenant risk. Owners improvised with a Google search for a template, a call to an estate agent and a WhatsApp message to a lawyer. It was fragmented, expensive and slow. We decided to solve this.

The leasing law is complex. Our tools are not. We translate the NRAU into simple language and intuitive forms that anyone can use.

No hidden fees. No surprises. Our main tools are free and we are honest about what they can and cannot replace (we always recommend a legal review for complex contracts).
Legal compliance
We follow every change to the NRAU, every update of the Mais Habitação programme and every Portuguese housing regulation — so your documents are always legally up to date.
Security
Your data, and your tenants' data, are handled in full compliance with the GDPR under Law No. 58/2019. We never sell or share personal information.
