Aluseg is a Portuguese proptech startup on a mission to make property rental simpler, safer, and fairer for every landlord in Portugal.
The Problem We Set Out to Solve
Portugal has over 600,000 residential rental properties. Most are managed by private landlords — not professionals — using a combination of outdated Word templates, their own judgment on pricing, and a handshake at signing.
The reality is harder than it looks:
- ~25% of Portuguese landlords have experienced at least one late rent payment in the past 3 years.
- Eviction via the PED process (Procedimento Especial de Despejo) takes 6 to 12 months in practice — during which a landlord renting at €900/month loses between €5,400 and €10,800.
- No dominant digital platform existed for independent Portuguese landlords to create compliant leases, price their properties accurately, or evaluate tenant risk.
Landlords were cobbling together a Google search for a template, a phone call to a broker, and a WhatsApp to a lawyer. It was fragmented, expensive, and slow.

Spent 8 years as a real estate lawyer in Lisbon, advising private landlords through NRAU disputes and eviction proceedings. He saw the same problem repeat itself thousands of times: landlords signing bad contracts, pricing properties on gut feel, and having no digital tools to protect themselves. He leads product vision and legal compliance.
