How it works
Four steps to an imported portfolio
The wizard lives under Import › Whole portfolio (Rentila, Excel, CSV), or behind the Import from Rentila/Excel button on the properties page.

File
Pick Rentila, Excel, CSV or Aluseg template, upload the file and click Analyse file. You can download the CSV template from within the app.

Map columns
Aluseg suggests the most likely column for each field with a confidence level (High, Medium, Low). Required: address, tenant, rent and start date.

Preview
See the counts of new and reused properties, units, tenants, leases, and the payments. Rows to review lists errors (the row is skipped) and warnings (the value is left blank).

Import
One click saves everything in a single operation. The Portfolio imported screen links straight to your properties and leases, and to the Undo import button.
What gets imported
Each row creates at most one property, unit, tenant and lease
Before creating anything, Aluseg checks what your account already holds, so it never duplicates data.
Properties
Address, postcode, city, property type and matrix article (artigo matricial). Same address and postcode (ignoring case, accents and punctuation) count as the same property.
Units
The unit named on the row; with no unit, “Unidade 1” is created. Same unit label within the same property avoids duplicates; if a property already has several units, the row must say which one.
Tenants
One tenant per row: name, email, phone and NIF (validated). Same NIF, or without a NIF the same email, or without both the same name and phone, avoids duplicates.
Leases
Residential lease with rent, start, end, due day, deposit and payment method. Leases whose end date has passed come in as ended; active ones get the coming months' rent scheduled.
Rent history
With the Rent month, Amount paid and Payment date columns, each month is recorded as a paid rent period on the imported lease. A month repeated on the same lease is flagged.
Limits and safety
Rules for the file and the import

After the import
The rest is a couple of clicks away
Once your portfolio is in Aluseg: connect the tax authority and issue electronic rent receipts with the Aluseg–AT integration, switch on rent collection by SEPA Direct Debit, and invite your accountant to the Accountant Portal for read-only access to rents and expenses.
And if you ever want to leave, the full data export hands everything back to you as a ZIP.

Frequently asked questions
Migrating from Rentila or Excel
Can I undo the import?
Yes, for 30 days, with the Undo import button. We only delete the properties, units, tenants, leases and rent periods created by that import; data that already existed is left untouched. It is no longer possible once you have recorded payments, receipts or documents on that data.
Can I import my rent history?
Yes. Use one row per payment, with the Rent month, Amount paid and Payment date columns. Each month is recorded as a paid rent period on the imported lease. No accounting entries are created, and payments for leases that already existed in Aluseg are skipped.
Does the import work with a Rentila export?
The wizard automatically detects the most common headers in Portuguese, English and French, including the vocabulary Rentila uses. If a column is not recognised, map it manually in the Map columns step before previewing.
What if I import the same file twice?
Aluseg refuses a file that has already been imported unless you undo the earlier import. Within a new file, properties, units, tenants and leases that already exist in your account are reused instead of duplicated.
Is the import included in the Free plan?
Yes, it is available on every plan, within that plan's limits. If the file would exceed your plan's properties, units, tenants or active leases, the preview says so and nothing is saved.
