Files are UTF-8 with BOM and a ";" separator, so they open straight into Excel and LibreOffice Calc set to Portuguese.

What is in the export ZIP
The file is named aluseg-export-<account>-<date>.zip. Any member of the account can request it and gets exactly what they can already see in the platform, nothing more. File and folder names are in Portuguese, as in the product.

If a file cannot be fetched from storage, the export does not stop: a .MISSING.txt carrying the error takes its place and the rest of the archive arrives complete.
Closing dossier
What your accountant receives
The closing dossier is one ZIP per tax year (aluseg-dossier-fecho-YYYY.zip) that you can hand to your accountant. It builds on the tax-year lock Aluseg already offers in its Anexo F preparation, with its immutable archive of the Anexo F dossier.

You can download the dossier at any time, but what it is worth depends on the state of the year. While the tax year is open, the dossier is provisional: figures can still change. Once the account owner clicks Close year and archive, that year’s expenses and paid rents are frozen and the dossier becomes final, including the archived PDF and its SHA-256 fingerprint. The dossier is a preparation aid: it is not a tax return and does not replace your certified accountant’s work. A closed year can be reopened explicitly (Reopen year) if a transaction needs correcting.
If your accountant also uses the Accountant Portal, they can view the account’s rents, expenses, AT receipts and Anexo F dossiers read-only. The closing dossier itself is still downloaded by you, from your account, and sent to your accountant.
How to download
Full export and closing dossier

Open Settings › My data
It is the same tab as the GDPR export, cookie consent and account closure.

Download the full export
On the "Full export" card, click Download full export (.zip). Follow the request under "Recent exports" (In progress, Completed or Failed); you can request one export every 10 minutes.

Download the closing dossier
Open Anexo F preparation, pick the tax year (the current year and the five before it) and click Download closing dossier (.zip) on the "Tax-year lock" card.

For the final version
The account owner first clicks Close year and archive; then download the dossier again and send it to your accountant.

Frequently asked questions
Data export and closing dossier
Can I leave Aluseg and take everything with me?
Yes. The full export, under Settings › My data, gives you one ZIP with every property, unit, tenant, lease, rent, expense and AT receipt as CSVs, plus the original files (signed leases, receipt PDFs, expense evidence, tenant documents). It is free on every plan, including Free.
Do the full export or the closing dossier cost anything?
No. Both are available on every plan at no extra cost, and any member of the account can download them.
Do the CSV files open in Excel?
Yes. They are written in UTF-8 with BOM, with a semicolon separator and CRLF line endings, so they open correctly in Excel and LibreOffice Calc, accents included.
What is the difference between a provisional and a final dossier?
While the tax year is open, the closing dossier is provisional and figures can still change. Once the owner clicks Close year and archive, the dossier is final: it includes the archived Anexo F dossier PDF and its SHA-256 fingerprint.
Are there any limits on exporting?
You can request one full export every 10 minutes per account, and the archive is capped at 2 GB. If an account is larger than that, Aluseg refuses the request with a clear message instead of delivering a truncated file; in that case, contact support.
