Frequently asked questions about Aluseg
What is Aluseg?
Aluseg is a Portuguese long-term rental management platform for individual landlords, companies and agencies. It brings together the NRAU lease, lease registration and electronic rent receipts with the Tax Authority (AT), SEPA Direct Debit rent collection, the annual rent update and rent arrears tracking. See the Aluseg facts.
How much does Aluseg cost?
The Free plan covers 1 property, forever. Essential costs €60/year or €7/month, VAT included, for up to 5 properties. Expert costs €199/year or €25/month, VAT included, for up to 20 properties. Pro plans for property managers and agencies start at €29/month + VAT. Direct debit collection has a 1% fee per rent (min. €0.50, max. €3). Details on Pricing.
Is Aluseg a real estate agency?
No. Aluseg is software: the landlord makes all decisions about the property and the tenancy. If you need help on the ground, the professionals directory lists property managers, lawyers, accountants and energy certificate assessors.
Does Aluseg issue rent receipts with the Tax Authority?
Yes, for individual landlords (category F), through the Tax Authority's official web service: Aluseg registers the lease and issues the electronic rent receipts for rent actually received. It is included on every paid plan (not on the Free plan), once you connect Portal das Finanças. Companies and category B landlords invoice the rent in their certified invoicing software. See how it works and security.
Does the rent money go through Aluseg?
No. With SEPA Direct Debit (Stripe), the rent goes straight from the tenant's account to the landlord's. Aluseg never holds rent funds.
Does Aluseg sell insurance?
Not yet. Unpaid rent, home and surety insurance are in preparation. Meanwhile the insurance guides are informative only.
Is Aluseg for tenants too?
Yes. The tenant dossier is free and gathers identity, income and documents in one link for each application. If the landlord uses Aluseg, the tenant also gets a portal with the lease, rents and receipts.
Where is the data stored?
In the European Union (Frankfurt). Our privacy policy explains how personal data is handled. Aluseg is operated by Quotidiano Tagarela Unipessoal Lda, NIPC 517944456, based in Matosinhos, Portugal.
