Yes. A property put on the market for rent or sale needs a valid energy certificate issued under the Energy Certification System for Buildings (SCE, Decree-Law 101-D/2020), and its energy class must appear in the listing.
Who can issue the certificate?
Only a qualified assessor (perito qualificado) registered with the SCE, run by ADENE. Each partner shows their assessor number, which you can check on the ADENE website.
How much does an energy certificate cost?
The price combines the assessor's fee and ADENE's registration fee, which depends on the property type. Ask each assessor for a quote before you decide.
How long is it valid?
The certificate of an existing home is valid for 10 years. Check the expiry date on the certificate itself.
