The essentials
From lease to updated rent
In Aluseg, the lease is not a loose file: it is generated from the property, tenant and guarantor data, stored with the other tenancy documents and used every year to update the rent.

On every plan, including Free, filled in with the data already in the app: property, tenants, guarantor, deposit, term and rent.
Electronic signature
On paid plans: each tenant receives an email and signs with a one-time confirmation code (OTP) valid for 10 minutes, with an audit trail.
Signed lease import
Upload the PDF, or a JPEG, PNG or WEBP image up to 15 MB, and Aluseg proposes the property, tenant and lease for you to confirm field by field.
Annual rent update
Using the INE coefficient, with the notice sent to the tenant by email or registered letter.
How it works
From lease to signature in four steps

Create the lease
In Leases, click Generate contract and choose the property, unit and tenants. Tenant data can come from an accepted application.

Check it is ready to sign
Aluseg checks the mandatory data (for example each tenant's NIF and each signer's email) and lists anything missing.

Send for signature
In the Electronic signature panel, click Send for signature. Each tenant receives an email, reviews the lease and signs with a code sent by email, valid for 10 minutes. The status moves through Sent, Viewed and Signed.

Lease active and archived
Once every party has signed, the lease is activated automatically and stored in the tenancy documents. As long as nobody has signed, you can cancel the request and return to draft.

The lease follows Portugal's urban lease regime (NRAU, Law 6/2006, and articles 1064 onwards of the Civil Code). You can also generate a bilingual version, with an English courtesy translation under each Portuguese paragraph.

The Rent update card shows Current rent, New rent and Effective date. Send the notice by email or Prepare registered letter, then Apply update.

Stored documents

Frequently asked questions
Leases and e-signature with Aluseg
How does the tenant sign the lease?
They receive an email with a link to review the lease and sign with a confirmation code sent by email, valid for 10 minutes. When there are several tenants, each one signs. The signature is recorded with its date and the lease is activated once everyone has signed.
Is electronic signature included in the free plan?
No. The lease generator is included in every plan; electronic signature is included in Essential (60 euros per year, VAT included) and Expert (199 euros per year, VAT included).
Can the lease be in English?
The legal text is in Portuguese, but you can generate a bilingual version in which each Portuguese paragraph is followed by an English courtesy translation.
Can I bring in leases I already signed on paper?
Yes. Upload the PDF under Import signed lease; Aluseg proposes the property, tenant and lease data and only saves them once you confirm. The Free plan includes one demo import.
How does the annual rent update work?
Aluseg calculates the new rent with the INE coefficient, shows the effective date and prepares the notice to the tenant, which must be sent at least 30 days in advance, by email or registered letter. It then applies the new rent to the following rent periods.
How much document storage do I get?
100 MB on Free, 1 GB on Essential, 5 GB on Expert and on Pro.
