How is the cost of a default calculated?
Unpaid rent (rent × months until you recover the property) + fixed legal costs (€50 PED fee, €300 enforcement agent, €800 lawyer) + repairs + rent lost while the property is vacant. With a €900 rent, 9 months, €1,500 of repairs and 2 months vacant, the total is €12,550.
Where does the insurance price come from?
It is an order of magnitude: 2.5% to 3.5% of the annual rent, the range of a standard policy with 12 months of cover (€270 to €380 a year for a €900 rent). It is not a quote. The real price depends on the insurer and the tenant's profile.
What does the probability of default mean?
The chance that, in a given year, a tenant stops paying. We use 3% to 5% for Portugal in our guide. Multiplied by the cost of a default, it gives the expected loss per year.
What is break-even?
How many years of premiums a single claim would repay. If one default costs €12,550 and the policy costs €325 a year, one claim covers about 39 years of premiums.
