Step by Step: How a GLI Policy Works
Phase 1 — Contracting and risk analysis
Before issuing the policy, the insurer analyzes the tenant’s risk profile: income, type of employment contract, debt-to-income ratio, and credit history. This analysis can be done by the landlord (with collected documents) or automatically through the platform, as is the case with AluSeg.
If the tenant is approved, the insurer issues the policy — usually with a waiting period of 1 to 3 months.
Phase 2 — During the normal tenancy
As long as the tenant pays the rent on time, there is no interaction with the insurer. The landlord pays the annual (or monthly, depending on the plan) premium and remains covered.
Phase 3 — Non-payment: filing a claim
When a tenant misses a payment (usually after the 1st or 2nd month of default, depending on the waiting period), the landlord reports the claim to the insurer, providing:
- Bank statements confirming the lack of payment

- A copy of the lease agreement registered with the AT
Phase 4 — Payment by the insurer

In parallel, the insurance company (or its legal department) handles the recovery process with the tenant: formal notifications, PED at the BAS, and if necessary, legal representation. The landlord does not need to do anything — the insurance company manages the process.
Phase 6 — Claim closure
The claim is closed when: (a) the tenant pays all arrears and regularizes the situation, (b) the property is recovered by the landlord, or (c) the maximum limit of months covered by the policy is reached.

The activation of the claim depends on the specific terms of each policy, but in general:
- Non-payment of rent for 1 or 2 consecutive months (waiting period)
- Documented default with prior formal communication to the tenant
- Valid contract, registered with the AT and without pre-existing disputes
Coverage Limits and Waiting Periods
Limit of covered months:
Most policies cover between 6 and 24 months of unpaid rent. Premium policies can cover up to 36 months. Always check this limit before purchasing.
Waiting period:
This is the initial period after purchasing the policy during which there is no coverage. It varies between 1 and 3 months. It is designed to prevent situations where the landlord purchases the insurance after the tenant has already stopped paying.
Maximum rent amount covered:
Some policies set a maximum monthly ceiling for the covered rent (e.g., €2,000/month). Ensure that your rent is within the policy limits.

- Rent in arrears prior to the policy start date
- Contracts not registered with the AT on the date of the claim
