One by one

Strengths and limits of each tool

1. Aluseg

Best for: private landlords with 1 to 20 rented properties in Portugal, including foreign and non-resident owners (English interface).

Strengths: lease registration and electronic rent receipts issued automatically with the Tax Authority (AT), SEPA Direct Debit rent collection (money goes from the tenant's account straight to the landlord's), NRAU-compliant lease, tenant solvency check, annual rent update, expenses and Anexo F preparation, tenant portal and accountant portal on every plan. Free plan for 1 property, no card, tenant portal included.

Limits: AT receipts, SEPA collection, rent reminders and e-signature are only on paid plans (Essential, from €7/month). There are no native mobile apps (the web app adapts to phones), bank reconciliation is still in development and the AT connection has only existed since September 2026. Not built for short-term rentals (alojamento local). Pro plans for property managers are in early access. See pricing.

2. Rentila

Best for: landlords with several units who want a mature platform used in several European countries.

Strengths: broad feature set (rents, expenses, accounting, inventories, iCal calendar), bank connection, e-signature on paid plans, mobile apps. Free plan for 1 property and a 15-day trial.

Limits: the pricing page does not mention issuing rent receipts with the AT or Direct Debit collection. Prices exclude VAT (€5.90/month + VAT on Silver, 2 to 5 units). Rentila vs Aluseg.

3. RendaOK

Best for: Portuguese private landlords who want to organise rents, expenses and the Category F tax report.

Strengths: Portuguese, Free plan for 1 property and 60 free days on paid plans, e-signature by email code or Chave Móvel Digital, Category F tax report, password-free tenant portal and accountant portal.

Limits: its own website says RendaOK does not register leases or issue receipts with the AT: it issues a payment receipt (recibo de quitação), and the electronic receipt is still issued by you or a third party. Direct Debit collection is announced as "coming soon". RendaOK vs Aluseg.

4. Arrendei

Best for: small landlords who want a simple, low-cost Portuguese app.

Strengths: free plan for 1 property with a tenant portal, Pro at €6.99/month (or €59/year) with unlimited properties, Anexo F preparation in PDF and CSV, incidents with photos, iPhone app.

Limits: it submits nothing to the AT (you still submit it yourself), and the website does not mention Direct Debit collection or e-signature. Arrendei vs Aluseg.

5. Improxy Gesar

Best for: property management companies with dozens or hundreds of leases.

Strengths: one of the oldest Portuguese tools, with Tax Authority communication, bulk receipt issuing and sending, integrated payment methods and works management.

Limits: from €40/month + VAT (up to 25 leases) plus an €80 sign-up fee, no published free plan. Built for professionals, not for a landlord with one or two properties. Gesar vs Aluseg.

6. Rentos

Best for: professional landlords and small or mid-sized agencies.

Strengths: automatic payment reconciliation via Open Finance, deposit workflow, maintenance and suppliers. Free for 1 property.

Limits: per-unit pricing (advertised average of €3.49/month) to confirm for each portfolio; e-signature and the scope of the AT connection are not confirmed on the public pages. Rentos vs Aluseg.

7. Rentger

Best for: owners with properties in Spain; an idealista group brand.

Strengths: advanced e-signature (eIDAS), bank sync, tenant portal and a free plan up to 9 properties.

Limits: built for Spanish law; we found no communication with the Portuguese AT and no Anexo F preparation. Rentger vs Aluseg.

8. Homming

Best for: professional managers and operators with many units, mainly in Spain.

Strengths: financial management, applicant CRM and scoring, e-signature via Signaturit, tenant portal and app, bank reconciliation.

Limits: from €47/month + VAT; tax features geared to Spain, with no confirmed communication with the Portuguese AT. Homming vs Aluseg.

9. VIVIN

Best for: coliving, flex-living and student housing operators.

Strengths: leases generated from bookings with e-signature, automated collection, a virtual IBAN per tenant, resident experience.

Limits: from €200/month; not designed for traditional NRAU long-term rentals and no AT communication. VIVIN vs Aluseg.

10. TSR Rendas

Best for: institutions (charities, healthcare units, associations) with many recurring payers.

Strengths: Direct Debit and Multibanco reference collection, certified invoicing.

Limits: a module of an ERP, price on request, no lease agreement and no confirmed AT rent receipts. TSR Rendas vs Aluseg.
