The rent update letter is the written notice with which the landlord tells the tenant that the monthly rent is going to be updated by the coefficient published by the INE (National Statistics Institute). Without this letter — and without the 30 days' notice the law requires — the increase has no effect and the tenant continues to owe only the old rent. This template contains everything the notice must include: identification of the contract, invocation of article 1077 of the Civil Code, the year's coefficient, the calculation of the new rent and the date from which it becomes due. Download it free in PDF and Word, fill in the fields and send it by registered letter with acknowledgement of receipt — or generate the letter already filled in in the Aluseg app, which calculates the update automatically from the contract data.

Before you send it, check the deadline for your lease in the 2027 rent update guide: a month-by-month calendar, the official coefficient and a checklist.

  • Ready-made header: landlord (name, tax number, address), tenant, place, date and subject
  • Body of the letter with the identification of the contract and article 1077 of the Civil Code
  • Calculation table: current rent × INE coefficient = new monthly rent
  • Effective date with express mention of the minimum 30 days' notice
  • Notes on how to send it (registered letter with acknowledgement of receipt or hand delivery), the annual frequency and the year's coefficient

2027 coefficient (1.0256) and 2026 (1.0224): work out the new rent and generate the tenant letter.

2027 coefficient: 1.0256 (+2.56%), official: set by Aviso n.º 24199/2026/2, published in Diário da República on 1 October 2026. For increases that still take effect in 2026, 1.0224 (+2.24%) applies.

We use these two details, without your name or address, to measure rents in force in each municipality.

What a rent update letter is and when to send it

Every year the landlord can update the rent of contracts in force, applying the coefficient that the National Statistics Institute (INE) publishes in the Diário da República (Official Gazette). The update is not automatic: it only takes effect if it is notified in writing to the tenant, with at least 30 days' notice before the date the new rent becomes due.

There is a rule that catches many landlords of recent contracts: where the contract provides no update scheme, the first update can only be demanded one year after the contract started, and the following ones one year after the previous update (article 1077(2)(b) of the Civil Code). In a contract that started in May, the first update letter only makes sense after the following May — not in January just because the new coefficient has been published.

Once the one-year interval is checked, count back from the month you want to charge the new amount: if you want the new rent to be due in January, the letter must be in the tenant's hands by the end of November. Sending it at the last minute loses you that month's update.

Mind the contract wording: if the contract provides its own update scheme, that is the scheme to apply, not the default scheme in the Civil Code.

What this rent update letter template includes

  • Formal letter header: identification of the landlord (name, tax number and address) and of the tenant, address of the let property, place, date and subject.
  • Identification of the contract by its date and by the address of the let property.
  • Express invocation of article 1077 of the Civil Code and of the INE coefficient for the year in question.
  • Calculation table with current rent, coefficient and new monthly rent.
  • Effective date, statement that the other conditions remain unchanged and space for the landlord's signature.
  • Two versions, in PDF and Word: Portuguese only, or bilingual Portuguese/English for foreign tenants.

How to fill it in and send it step by step

  1. Check in the contract whether an update scheme has been agreed and the date it was signed.
  2. Fill in the header with the landlord's and the tenant's details and the address of the let property.
  3. Enter the year's coefficient and multiply the current rent by that value to get the new rent.
  4. Set the effective date leaving a comfortable margin: the 30 days count from receipt of the letter, not from the date you wrote it.
  5. Sign, keep a copy and send by registered letter with acknowledgement of receipt to the let property.
  6. File the registration receipt and the acknowledgement of receipt with the contract — it is the proof of the notification.
  7. From the effective date, issue rent receipts with the new amount.

Rent update coefficient 2027: what value to put in the letter

For updates taking effect in 2027, the coefficient is 1.0256, i.e. a maximum increase of 2.56% on the rent in force. The value was set by Notice (Aviso) no. 24199/2026/2, published in the Diário da República on 1 October 2026. The calculation is direct: multiply the current rent by the coefficient. A rent of €700 becomes €717.92; a rent of €1,000 becomes €1,025.60.

For updates taking effect in 2026, the coefficient in force is 1.0224 (maximum increase of 2.24%): €700 becomes €715.68.

Rule of thumb: use the coefficient of the year in which the increase takes effect (effect still in 2026 → 1.0224; effect in 2027 → 1.0256) — never use a coefficient from memory or the previous year's. For the history, the calculation method and the full calendar, see the article on rent updates and the 2027 coefficient.

Legal basis and deadlines of the notification

The rent update is provided for in article 1077 of the Civil Code. The parties can stipulate the update scheme in writing (para. 1); where nothing is stipulated, the default scheme in para. 2 applies: the rent can be updated annually according to the coefficients in force, the first update can only be demanded one year after the contract started and the following ones one year after the previous one, with the landlord notifying in writing, with at least 30 days' notice, the coefficient and the new rent.

The form of the notification is in article 9 of Law no. 6/2006 (NRAU): notifications concerning the rent update are made in a document signed by the declarant and sent by registered letter with acknowledgement of receipt (para. 1). Letters addressed to the tenant are sent to the let property, unless otherwise stated in writing (para. 2). The same article also allows hand delivery of the signed document, with the recipient signing a copy, with a note of receipt (para. 6). If the letter is returned because it was not collected within the postal service's period, article 10 of the NRAU requires a new registered letter with acknowledgement of receipt to be sent 30 to 60 days after the first sending; if it is returned again, the notification is deemed received on the 10th day after sending.

Mistakes to avoid when notifying the tenant of the rent increase

  • Notifying only by email, SMS or WhatsApp: it is fine as a courtesy, but it does not replace the registered letter with acknowledgement of receipt.
  • Counting the 30 days from the date of the letter instead of the date of receipt.
  • Using the previous year's coefficient, rounding the result yourself or applying an invented percentage.
  • Updating the rent twice in the same year, or demanding the first update before one year has passed since the contract started (article 1077(2)(b) of the Civil Code).
  • Increasing the rent "because the market has gone up": for contracts in force the coefficient is the limit. To compare with the market, see the rent index.
  • Not keeping the registration receipt and the acknowledgement of receipt — without proof of receipt, the effective date is in question.
  • Continuing to issue rent receipts for the old amount after the effective date.
