Residential rents in Portugal rose, on average, by 7.4% from 2024 to 2025 — more than triple the legal update coefficient of 2.24% that landlords can apply to active contracts in 2026. The Aluseg Rent Index gathers median rents by municipality, district, and property type, from 42 037 records (primary source: INE), already including data from the 1st quarter of 2026. This page is updated every new quarter.

Across all property types, the year-over-year increase ranged between 7.3% and 7.5% — well above the legal limit applicable to annual updates.
The latest data from INE (1st quarter of 2026, 24 urban municipalities) confirm that rents remain about 7.7% above the same period of the previous year. However, for the first time, a sign of cooling emerges: the median urban rent retreated slightly compared to the peak in the 4th quarter of 2025, and in 15 of the 24 municipalities the rent decreased in the quarter. The exception is Lisbon, which continues to rise and has surpassed €1,600 for a 2-bedroom apartment (T2).
