Lisbon is the exception in the urban market at the start of 2026: while the median rent fell in 15 of 24 urban municipalities quarter-on-quarter, in Lisbon it rose +5.2% in a single quarter and passed 1,600 € for a T2.
The pace picked up at the turn of the year: in the annual series, the 2025 median (1,491 €) had risen +3.0% versus 2024; in Q1 2026, the year-on-year change reaches +8.9%. Across the Lisbon district as a whole, the annual increase in 2025 was +6.5% (T2, 2024→2025).

The 2026 pattern is clear in the data: the center (Lisbon) keeps climbing, while much of the periphery pulled back this quarter — Loures (−7.0%), Odivelas (−5.3%), Cascais (−5.1%) and Sintra (−3.9%) post the region’s steepest quarterly declines.
Year-on-year, the region’s biggest increases in Q1 2026 are on the south bank and along peripheral corridors: Almada (+18.3%), Vila Franca de Xira (+11.2%) and Loures (+9.2%) — all above Lisbon itself (+8.9%).
In the 2025 annual series, Azambuja was the municipality in the Lisbon district with the largest increase: +22.0%, to €709 for a T2 — the country’s 8th-largest increase.

The Aluseg Rent Index aggregates median housing rents by municipality, district and unit type, based on 42,037 records. Primary source: INE — Statistics Portugal (housing rents, 2024 and 2025; quarterly series through Q1 2026). The figures on this page refer to the T2 unit type, the most representative of the rental market, and report new contracts — they do not reflect rents under existing contracts, whose annual update is capped at the legal coefficient (2.24% in 2026).
The indicator is the median (the central value: half of contracts fall below it, half above), which is more robust than the average in markets with extreme values. The year-on-year change compares with the same quarter of the previous year; the quarter-on-quarter change, with the immediately preceding quarter. The figures on this page refer to the municipality of Lisbon; regional aggregates always indicate the geographic level (municipality or district).
