Braga was one of 15 of the 24 urban municipalities where rent fell quarter-on-quarter (-2.2%), while still standing +4.2% above the year-ago level — a clear slowdown from the district’s 2025 pace.
The contrast between city and district is the sharpest feature of the data: Braga district rose +11.4% in 2025 (T2, 2024→2025) — the second-largest increase on the mainland, behind only Santarém (+14.0%) — driven by the smaller municipalities, while the municipality of Braga is growing at a more moderate pace (+4.2% year-on-year).

Braga is the most expensive municipality in the district among those observed — €144/month more than Vila Nova de Famalicão. Notably: Barcelos is the only one of the country’s 24 urban municipalities with a negative year-on-year change (−1.9%), also posting the second-largest quarterly drop (−5.9%).
Braga district is the most extreme case of pressure in the smaller municipalities: four of the country’s 15 largest annual increases in 2025 happened here.

Primary source: INE — Statistics Portugal (housing rents, 2024 and 2025; quarterly series through Q1 2026). The figures on this page refer to the T2 typology, the most representative of the rental market, and relate to new leases — they do not reflect rents under existing contracts, whose annual update is capped by the statutory coefficient (2.24% in 2026).
The indicator is the median (the middle value: half of leases fall below it, half above), which is more robust than the average in markets with extreme values. The year-on-year change compares against the same quarter of the previous year; the quarter-on-quarter change, against the immediately preceding quarter. The figures on this page refer to Braga municipality; regional aggregates always indicate the geographic level (municipality or district).
