Porto entered 2026 in stabilization: the quarter-on-quarter change was just +0.3%, after a 2025 in which the annual median rose +6.0% (to €1,182). Year-on-year, the market remains +6.6% above Q1 2025.
The pattern within the Porto Metropolitan Area is mixed: Matosinhos (+4.1%) and Maia (+1.9%) continued to rise during the quarter, while Vila Nova de Gaia (−4.8%) and Gondomar (−3.0%) pulled back. Across the district as a whole, the 2025 annual increase was +8.7% — above the national average (+7.4%).

Porto costs €130/month more than Matosinhos and €284 more than Vila Nova de Gaia — but the region’s largest year-on-year increases are precisely on the outskirts: Gondomar (+13.0%), Maia (+12.5%), and Matosinhos (+12.3%).
In the 2025 annual series, two municipalities in Porto district ranked among the 15 largest increases in the country: Santo Tirso (+23.0%, to €500) and Felgueiras (+21.6%, to €440).
In Q1 2026, the strongest year-on-year increases in the AMP are Gondomar (+13.0%), Maia (+12.5%), and Matosinhos (+12.3%) — all above Porto itself (+6.6%).

Primary source: INE — Statistics Portugal (housing rents, 2024 and 2025; quarterly series through Q1 2026). The figures on this page refer to the T2 (2-bedroom) typology, the most representative of the rental market, and relate to new leases — they do not reflect the rents of existing leases, whose annual update is capped at the legal coefficient (2.24% in 2026).
The indicator is the median (the central value: half of leases fall below it, half above), which is more robust than the average in markets with extreme values. The year-on-year change compares with the same quarter of the previous year; the quarter-on-quarter change, with the immediately preceding quarter. The figures on this page refer to the municipality of Porto; regional aggregates always indicate the geographic level (municipality or district).
