1. Acceptance of Terms

By accessing aluseg.com and using any of our free tools, templates, calculators, or guides, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use the platform.

2. Scope of Services

Aluseg currently provides the following free tools to independent landlords and property managers:

Free Lease Generator — an automated tool to generate NRAU-compliant residential rental contract templates.
Rental Market Simulator — a data-powered tool to estimate fair market rental prices for residential properties in Portugal.

Additional services — including a Tenant Scoring System and a Landlord/Tenant Management System — are in development and will be subject to their own specific terms when launched.

3. Legal and Financial Disclaimer

No Legal Advice: The templates, calculators, guides, and articles on Aluseg are provided for informational purposes only and do not constitute formal legal, financial, or tax advice. While we work to keep all content aligned with current NRAU legislation and Portuguese housing law, regulations change frequently. We strongly recommend having any lease agreement reviewed by a qualified Portuguese legal professional before signing, particularly for complex situations.

User Responsibility: Landlords, tenants, and property managers use our tools and documents entirely at their own risk. Aluseg accepts no liability for legal disputes, losses, or damages arising from the use of documents generated on this platform.

Rental Estimates are Not Valuations: The output of our Rental Market Simulator is a market benchmark based on aggregated data. It is not a formal property valuation, a legal rent-setting instrument, or professional advice. Always verify with local market expertise.

No Insurance Policy Bound: Using any Aluseg tool, calculator, or simulator does not constitute the purchase of an insurance policy, nor does it guarantee eligibility for any insurance product.

4. Limitation of Liability

To the fullest extent permitted by applicable Portuguese and EU law, Aluseg and its affiliates, directors, employees, and partners shall not be liable for any direct, indirect, incidental, special, or consequential damages arising out of or in connection with your use of the platform — including but not limited to: reliance on a generated lease template, a rental price estimate, or any guide or article published on aluseg.com.
Our total liability to you for any claim shall not exceed €0 (zero euros), reflecting the free nature of the services provided.

5. Intellectual Property

The branding, design, code, algorithms, calculators, and proprietary written content published on aluseg.com are the intellectual property of Aluseg PropTech.
Free templates are provided under a limited personal-use licence. You may customise them for your own residential rental properties. You may not:

Resell or redistribute templates on competing platforms
Claim authorship or intellectual property over any Aluseg template
Use Aluseg content for bulk commercial distribution without prior written consent

6. Acceptable Use

You agree not to use aluseg.com to:

Generate fraudulent or misrepresentative documents
Attempt to circumvent or interfere with platform security
Scrape, copy, or systematically extract platform content without authorisation
Violate any applicable Portuguese, EU, or international law

7. Governing Law & Jurisdiction

These Terms and Conditions are governed by Portuguese law. Any dispute arising from your use of aluseg.com shall be subject to the exclusive jurisdiction of the courts of Lisbon, Portugal, unless otherwise required by applicable consumer protection law.

8. Changes to These Terms

We may update these Terms from time to time. The “Last updated” date at the top of this page will reflect any changes. Continued use of aluseg.com after an update constitutes your acceptance of the revised Terms.
