Legal basis: article 1077 of the Portuguese Civil Code. The update requires written notice to the tenant at least 30 days in advance, stating the coefficient(s) applied and the new rent (art. 1077(2)(c)). Coefficients not applied may be applied later, never retroactively and within a limit of 3 years (art. 1077(2)(d)).
