There are three main protection mechanisms available in Portugal \u2014 and each has different advantages, limitations, and costs.<\/p>\n\n<p class=\"wp-block-paragraph\">This article compares the three objectively to help you choose the one that best suits your situation.<\/p>\n\n<h2 class=\"wp-block-heading\">How a Guarantor Works<\/h2>\n\n<p class=\"wp-block-paragraph\">The guarantor is a third party (usually a family member or friend of the tenant) who contractually commits to paying the rent if the tenant fails to do so. It is one of the oldest and most common forms of guarantee in Portugal.<\/p>\n\n<p class=\"wp-block-paragraph\">Advantages:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>No direct cost to the landlord<\/li>\n\n\n\n<li>Can cover the entire period of non-payment (no time limit)<\/li>\n\n\n\n<li>Legally binding if correctly formalized in the contract<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Limitations:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>The guarantor may not have the means to pay when needed<\/li>\n\n\n\n<li>The guarantor&#8217;s financial situation can change over time<\/li>\n\n\n\n<li>Enforcing the guarantor&#8217;s liability requires legal action \u2014 a lengthy and expensive process<\/li>\n\n\n\n<li>Many potential tenants do not have a guarantor available \u2014 limits the market<\/li>\n\n\n\n<li>The guarantor can dispute the debt and prolong the process<\/li>\n<\/ul>\n\n<h2 class=\"wp-block-heading\">How a Security Deposit Works<\/h2>\n\n<p class=\"wp-block-paragraph\">The security deposit is an amount paid by the tenant upon moving in, usually equivalent to 1 or 2 months of rent, which the landlord can retain in case of non-payment or damages at the end of the contract.<\/p>\n\n<p class=\"wp-block-paragraph\">Advantages:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Available immediately \u2014 no need for legal action for small debts<\/li>\n\n\n\n<li>No cost to the landlord<\/li>\n\n\n\n<li>Can cover damages to the property in addition to non-payment<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Limitations:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Covers only 1 to 2 months of rent \u2014 very little compared to an eviction process of 6 to 12 months<\/li>\n\n\n\n<li>The tenant can claim the return of the deposit even when there is non-payment<\/li>\n\n\n\n<li>No legal or eviction cover included<\/li>\n\n\n\n<li>The legal maximum amount is 2 months of rent (NRAU)<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">How Rent Guarantee Insurance (GLI) Works<\/p>\n\n<p class=\"wp-block-paragraph\">Rent guarantee insurance (GLI \u2014 Garantia de Loca\u00e7\u00e3o Imobili\u00e1ria) is an insurance contract paid by the landlord that guarantees the receipt of rent regardless of the tenant&#8217;s behavior.<\/p>\n\n<p class=\"wp-block-paragraph\">Advantages:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Covers 12 to 24 months of unpaid rent \u2014 adequate coverage for the eviction process<\/li>\n\n\n\n<li>Includes legal coverage and eviction procedure (PED) management in the best policies<\/li>\n\n\n\n<li>Guaranteed payment \u2014 no dependence on the financial situation of third parties<\/li>\n\n\n\n<li>Structured and predictable claims process<\/li>\n\n\n\n<li>Reduces the landlord&#8217;s stress and uncertainty<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Limitations:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Has an annual cost for the landlord (2% to 4% of the annual rent)<\/li>\n\n\n\n<li>Waiting period of 1 to 3 months after purchasing<\/li>\n\n\n\n<li>Requires a tenant solvency analysis \u2014 not all are approved<\/li>\n\n\n\n<li>Does not cover property damage in basic policies (additional coverage available)<\/li>\n<\/ul>\n\n<h2 class=\"wp-block-heading\">Comparison: Cost, Coverage, Convenience<\/h2>\n\n<p class=\"wp-block-paragraph\">Cost to the landlord:<\/p>\n\n<ul very low risk (family member, civil servant, long previous relationship)<\/li>\n\n\n\n<li>The rent is low and the financial risk is tolerable<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Choose a guarantor if:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>The tenant has variable income but a solvent family member available to be a guarantor<\/li>\n\n\n\n<li>You do not want to incur insurance costs<\/li>\n\n\n\n<li>You accept the risk of having to take legal action against the guarantor<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Choose GLI insurance if:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>You want real protection without depending on the financial situation of third parties<\/li>\n\n\n\n<li>The rent amount is significant (above \u20ac600\/month)<\/li>\n\n\n\n<li>You have multiple rented properties and want to manage risk systematically<\/li>\n\n\n\n<li>You are a remote landlord (expat, non-resident) and cannot monitor the process closely<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">In many cases, the ideal combination is: a security deposit (to cover property damage) + GLI insurance (to cover unpaid rent).
